2. Viewing Properties

When looking to rent out a property, we always advise viewing a few different properties to truly understand exactly what it is that you want. Our team will always be on-hand to push you in the right direction, by registering as an applicant, you will be informed of any property matches as soon as they come on the market. 

If you are happy with a property that you have seen, then put in an offer as soon as you are able to, in this climate, it's a competitive market and the sooner you can make an offer, the better!

3. References & Credit Checks

Along with contacting your chosen persons to ask for a reference, we will also perform credit checks to assess your affordability to rent. Using documents provided by yourself, we will perform a Right to Rent check to ensure that you are legally able to rent a property in the UK.

Should your references be successful, you will be contacted by Homeshift, a fantastic service aimed to provide all your utilities from one place. They offer competitive prices for the likes of internet, energy and water bills.

Once your offer has been accepted by the Landlord, Terms and Conditions have been signed and completed, you will be required to pay a holding fee. From the date that the holding deposit is paid, you have 15 calendar days for the referencing process and Right to Rent checks to be successfully concluded. During this period, TVG Lettings will not promote the rental property to other prospective Tenants.

4. Prior to Moving In...

You will be required to pay one month's rent in advance minus the holding deposit already held on account along with a Dilapidation Deposit equivalent to one month's rent. 

The Tenancy Agreement and all supporting documents should each be signed by all Tenants and Guarantors (if applicable) and must be done on or before the start date of the Tenancy. You will then be sent an electronic copy of an Inventory Report which itemises the general condition of the property prior to your occupation. You must review this to ensure it is a true reflection of the condition, if not, Tenants should query this in writing via email within 7 working days of receipt. 

Alternatively, if the Landlord has produced their own report or used another third-party provider it will be the Landlord's responsibility to provide you with a copy of this report.

Things to Remember

Register for Council Tax

As a Tenant, you are responsible for registering for Council Tax unless you live in a HMO and then the Landlord will pay. 

Change of Address

Make sure you notify people of your change of address. The Royal Mail has a Redirection Service to forward all mail to your new address. 

Register for Electoral Role

Politics may not be the first thing on your mind when you're moving into your new home but it's important to register!
